ABOUT THE OPPORTUNITY:
 
The Global Real Estate Director is responsible for real estate transactions and project management/delivery associated with FTI’s global real estate portfolio across North America, Latin America, and Asia Pacific regions.  This portfolio comprises approximately 100 direct leases representing almost 1.2million square feet with an operating budget of $65million dollars.
 
 
PRIMARY DUTIES:  
  • Leads Real Estate Projects for FTI Globally.   Responsible for real estate transactions and project management/delivery associated with more than 60 FTI locations representing more than 1.3 million sq. ft. and an annual operating expense of more than $75 million.
  • Oversees capital buildout projects of more than $25 million annually
  • Contributes to defining global and regional real estate strategies
  • Represents the RE team as primary relationship manager and transition agenda for the new global Colliers brokerage relationship and manages the implementation of Collier’s new operations reporting systems
  • Manage and oversee the negotiation of select real estate transactions including leases and subleases, extensions and renewals, site selections and reposition, early closings, resizing of existing spaces and other lease amendments.
  • Support the company’s strategic real estate investment process and execute against all approved real estate projects in the assigned portfolio.
  • Support and maintain methods and processes for real estate capital and operating budget reporting, transaction management and lease administration.
  • Contribute actively and help shape a cross-functional team in developing alternative workplace strategies that align with industry-leading practices and the company’s business needs, including next generation workplace environments and technology solutions, workplace policies and guidelines, and space and occupancy utilization / optimization programs.
  • Manage an outsourced facility management process and to execute against service levels and drive high levels of customer satisfaction
  • Establish and maintain relationships with external service providers on a local, regional and global basis that provide current and accurate support of the real estate process.
  • Establish effective communication strategy for the benefit of all stakeholders and partner closely with various corporate services functions (Finance, HR, Legal, Technology, etc.) as well as business segments to ensure cross functional service alignment and delivery
  • Create operating and capital budgets in support of real estate transaction the overall operations of the assigned portfolio.   The scope of budgets should include rent and operating costs as well as capital required for buildouts.  Establish and ensure budget tracking, reporting and quarterly re-forecasting.   
     
BASIC QUALIFICATIONS: 
 
  •   10+ years of previous progressively responsible experience
  •   Bachelor’s degree, preferably in Real Estate, Architecture, Business or Engineering
  • Must have some experience in design management or interior design
  • Experience in research for the workplace and design application is preferred
  • Strong affiliations and active participation in professional real estate organizations and associations.
     
PREFERRED SKILLS:
 
  •   Proficiency and demonstrated results in project and budget management, relationship management and managing multiple complex projects with sensitive timelines and people impact.
  •   Ability to exercise independent judgment on behalf of the Firm to keep assigned projects on schedule and to minimize secondary cost impacts.
  • Ability to analyze complex situations, summarize large amounts of information and understand dependencies across multiple problem sets.
  • Strong negotiation and conflict resolution skills
  • Capable of interactive with, challenging and influencing and a diverse group of senior business leaders.
  • Ability to work with and manage outside service providers and consultants
  • Self-starter with ability to project management independently in a fast paced environment and prioritize workflow.
